Birchwood at Waldorf
ECLF provided a $4.2 million acquisition loan to the nonprofit senior housing provider CSI to acquire a 96-unit senior affordable multifamily apartment building in Waldorf, Maryland. The property provides affordable housing for senior households earning between 30 to 80% area median income (AMI) in a low-income area of Charles County.
Bridging The Gaps in Affordable Housing
The construction of Woodyard Station Apartments and Woodyard Station Senior Apartments in Clinton, Maryland, brings 46 new affordable rental homes for low-income families and 112 affordable rental homes for low-income seniors to the community. These two adjacent properties were developed by a joint venture between Pax-Edwards and Osprey Property Companies, two Maryland-based, experienced affordable housing developers and longstanding partners of Boston Financial.

CASA Multicultural Center
CASA de Maryland, Inc. (CASA), Maryland’s largest advocacy group for Latinos and immigrants, redeveloped the historic McCormick-Goodhart Mansion in Langley Park, Md., into the CASA Multicultural Center. The new center will allows CASA to double the number of beneficiaries the organization can serves each year from 3,000 to 6,000 and consolidated most of its staff into one location. CASA will also subleted 400 sq. ft. of the new space to four of its nonprofit nonprofit partner organizations. The CASA Multicultural Center contains 14,000 sq. ft. of usable space. The basement level was lowered to enable the development of an additional 7,000 sq. ft. of space. The completed rehabilitation restores both the interior and exterior of the mansion to its original historic appearance and created administrative offices and multipurpose space for CASA staff and clients.
Catonsville CO-OP brings together food, community, and local businesses
In the summer of 2011, a few Catonsville residents met at the local library. They shared a passion for supporting local businesses and wanted to bring those products into their community. Eleven years later, that idea has blossomed into the Catonsville Cooperative (CO-OP) Market and Grocery, a market and community hub owned and operated by owner members of the community.
Choptank Habitat For Humanity
Choptank Habitat for Humanity received $1.37 million to support the development of their 16 affordable homeownership units in Cambridge and Easton, Maryland. The creation of these new homes will likely improve surrounding property values and spur additional investment in blighted properties by landlords and homeowners alike.
Creating Affordable Homes in Druid Heights
The Bakers View project is a core element of DHCDC’s effort to expand homeownership in the neighborhood and create wealth building opportunities for residents. With support from Baltimore City Department of Housing & Community Development, the project aims to create 57 quality, for-sale, single-family homes available to buyers earning up to 120% of the Area Median Income (AMI).
