Located in downtown Atlanta, financing supported component of the overall planned development will consist of construction of an approx. 56,000 sq. ft. mixed-use/community facility space to support education and social services for homeless and low-income children. 2,000 sq. ft. of for-lease street front retail space is included.
A.G. Rhodes Cobb County
The project includes the construction of a new 75,000 sq. ft., 3-story memory care wing designed to be a model for best practices in person-directed memory care. The new wing will have 72 private memory care beds organized into 6 “households” that have 12 resident rooms, a residential-scale kitchen and dining area, a living room and sunroom, and laundry facilities.

America’s Second Harvest Food Bank
The America's Second Harvest project entails the construction of two buildings totaling 152,900 sq. ft. for a food bank warehouse and distribution hub located in Savannah, GA. Specifically, 98,000 sq. ft. will be devoted to dry storage, 19,000 sq. ft. of freezer/cooler space, 15,000 sq. ft. of volunteer sorting/packing space, an 11,200 sq. ft. commercial kitchen for Kids Cafe and Summer Feeding programs, a 2,000 sq. ft. Child Nutrition Education Center, and loading docks and bays on a 20-acre site.
American Peanut Growers Group, LLC
Formed in 2003, American Peanut Growers Group LLC is a farmer-owned cooperative shelling plant that returns the profit over the farmer stock price directly back to the growers through distributions, greatly increasing the return on their peanut crop. The project involves the construction of a new peanut shelling plant and an ingredient plant as well as the installation of new shelling equipment in a severely distressed rural census tract in Donalsonville, GA. The new 110,000 sq. ft plant and equipment will allow APGG to shell an additional 50,000 tons of peanuts at full capacity and produce and sell ingredient paste that peanut butter manufacturers use to produce peanut butter.
ANDP on its Way to Developing 2,000 Affordable Homes by 2025
Nearly half of Atlanta residents are housing cost-burdened, spending over 30% of their income on housing costs. In some neighborhoods on the south and west sides of the city, more than 70% of residents are housing cost-burdened. With a $3 million acquisition loan from Community Housing Capital, the Atlanta Neighborhood Development Partnership (ANDP) will purchase and rehab 20-25 single-family rental homes over the next two years. Fifty percent of the homes will be leased to households earning 80% of Area Median Income (AMI) or below, with the flexibility to rent the remainder to households earning up to 120% of AMI. Average rents are expected to be as low as $1,250 per month, well below 80% AMI rent maximums of $1,724.
