Colusa Indian Community Council (CICC) Healthcare
Development of two medical clinic operations in separate locations in rural Colusa County, California. The first is the rehabilitation of a former grocery store into the 17,000 square foot Valley Oak Specialty Clinic which will provide a variety of physical and mental healthcare services. The second is the 10,750 square foot Sycamore Pediatric Healthcare which will provide a full array of pediatric healthcare services.
One Santa Fe
This project entailed the new construction of the commercial component of One Santa Fe, a mixed-use, transit-oriented development in the Arts District, a low-income community within Downtown Los Angeles. The project comprises 77,000 sq. ft. of commercial space supporting 438 rental residential units. The commercial component created 293 permanent jobs, 51% of which was held for low- to moderate-income individuals. It also generated 358 construction jobs. The project promotes sustainable growth in Los Angeles. Additionally, the project brings a grocery store and convenience retail to a low-income community that is under served in these areas.
Project Angel Food
The Project Angel Food ("PAF") NMTC project will finance the renovation of a 16,086 square foot facility in Los Angeles. Once complete, the project will triple the number of meals it provides to distressed communities. The project is the first phase of a 2-phase master development plan for PAF.
Samuel Oschin Air and Space Center 2
Fnancing for exhibit design and fabrication, construction costs, attribted to a specialized vertical display to which the Space Shuttle Endeavour will be affixed, and certain costs related to artifact restoration, transportation, and installation.
Summit Grove
Genesis LA provided financing for the construction of 21 affordable homeownership units that replaced a nuisance liquor store at a blighted intersection in Pasadena.
The Actors Fund – Hollywood Arts Collective
The project rehabilitated an existing 18,350 sq. ft. building along Hollywood Boulevard into below-market space for nonprofits supporting the region's arts community, including a career center, space for support services, gallery and performances spaces, and offices for nonprofit arts organizations. The project is part of a larger mixed-use site which has units at different affordability components.
Union Rescue Mission
Funding was used for the construction of a new 74,866 sq. ft. facility with LEED silver certification located at 13200 Avalon Blvd in Los Angeles, CA. The project will provide social services as well as transitional housing to homeless families. At completion, the center will create 33 new staff positions as well as a variety of services such as: housing assistance for up to 50 families, on-site daycare, health and dental clinics, as well as employment opportunities.
Youth Orchestra of LA (YOLA) @ Inglewood
FInancing for Los Angeles Philharmonic's Youth Orchestra Los Angeles (“YOLA”) program to rehabilitate and transform an existing 18,000 sq. ft. commercial building into a music education facility and community center for low-income youth from Inglewood and the City of Los Angeles. The project is located in the civic core of Downtown Inglewood in proximity to schools and along major public transit routes, which makes it accessible to youth living in other nearby areas of LA County. + The OD project is the acquisition and renovation of an existing 18,000 sq. ft. building into a new 25,000 sq. ft. music education venue for low-income youth from Inglewood and the City of Los Angeles. The project will serve 500 youth, ages 6-18, annually. It will become he HUB for YOLA’s programming for underprivileged youth across the region where students get free classical music instruction, free musical instruments and after school homework help.
Friends Community Housing
Historically, California has funded privately contracted, for-profit service providers to develop and operate group homes for individuals with developmental disabilities. However, this can leave these 'community care facilities' at risk of closure if an operator retires or goes out of business.With the closure of several of the state's developmental centers and the relocation of clients into community-based settings, more individuals with disabilities are living in group homes. Given these circumstances, the South Central Los Angeles Regional Center, which administers the provision of services for individuals with disabilities, sought to acquire care facilities once, to ensure they serve individuals with disabilities in perpetuity. To do so, a nonprofit controlled affiliate, Friends Community Housing, was established to acquire, renovate, manage, and lease group homes to individual service providers. This model, now promoted by the state, provides stability for vulnerable and medically fragile individuals and allows them to age in place. But Friends Community Housing lacked access to the capital needed to acquire and extensively renovate 10 separate houses for ADA-equivalent accessibility and onsite services.Given this unique asset class and lack of market comparables, no banks would lend to Friends Community Housing.
Exceptional Children’s Foundation
Genesis LA provided financing to support the Exceptional Children's Foundation (ECF) expand its services into Inglewood. ECF's new campus will redevelop an old warehouse to now include several new programs providing employment opportunities, arts enrichment, nutrition, health, and life skills to individuals with disabilities. The 28,000 sq. ft. project will include a light manufacturing and assembly operation where adults with special needs will be trained and employed in a variety of tasks, including packaging and candle manufacturing (a rendering of the production space is pictured above). ECF is undertaking an innovative approach to these services, by co-locating a private business onsite so that clients will work alongside other workers from the community. New arts studios onsite will allow clients to take art lessons from professional artists and offer the opportunity for clients to sell their art on Amazon.com. A new kitchen facility will also teach clients about nutrition and healthy eating. ECF has been serving Los Angeles County since 1946.
Community Owned Real Estate
Genesis LA provided $10 million in financing to this project to acquire and rehabilitate 5 commercial properties (approx. 30,000 sq. ft.) located in the El Sereno and Boyle Heights communities of Los Angeles as well as Unincorporated East Los Angeles. Tenants within the portfolio include approximately 23 small business and nonprofit organizations who, in turn, provide goods, services, and jobs to the community. Occupants of the commercial spaces, small businesses and nonprofits, benefit from technical assistance provided by the CORE Partners.
Children’s Institute, Watts Campus
Construction of a new 20,000 sq. ft. state-of-the-art community facility in Watts for the Children’s Institute is expected to begin in January 2020 and be completed in July 2021. The new facility will provide holistic, integrated services for at-risk children, youth and families. It is expected to serve approximately 2,000 low-income individuals annually, with programs and services focused on mental health, early care and education, youth development, and family support services. The project also includes renovation of two existing buildings on the property, providing community meeting space and leasable space for nonprofits and community serving businesses. A portion of the space will be leased to a tenant that provides affordable, fresh, healthy foods in an area considered to be a USDA Food Desert. CII is a 501(c)(3) nonprofit corporation founded in 1906. It is one of the country’s largest children’s services organizations, serving more than 28,000 children and families a year in some of Los Angeles’s most challenged communities. The CII model blends evidence-based clinical services to address trauma; youth development programs to enable children and youth to develop skills and self-esteem; early childhood programs which provide critical early intervention; and family support services to build on family strengths and promote stability.
