The project involves the construction of a 59,000 sq. ft. office building by the Kansas State University Foundation used for corporate incubator and research space in Manhattan, KS. The space includes shared conference rooms, collaborative technology, and event space for tenants along with a portion designated for restaurants.

39 Rainbow taps the commercial potential of one of the region’s largest and fasted growing campuses, the University of Kansas - Kansas City. Located across the street from the University of Kansas Medical Center, the project features urban-style design with retail and residential components, and an 83-room Holiday Inn Express. The first floor of the development will feature approximately 30,000 sq. ft. of new retail and restaurant space to serve traffic from the Hospital, Medical Center, the immediate neighborhood, and busy thoroughfares, such as Interstate 35.
